Pre-Purchase Plumbing Inspections Hendra

Roof & Plumbing Inspections Before Purchase Hendra

TRG Plumbing's licensed and insured plumbers provide detailed pre-purchase roof and plumbing inspections across Hendra, the leafy inner-north suburb around 7 kilometres north-east of the Brisbane CBD. Hendra is famous for its traditional timber-and-tin Queenslanders on wide, jacaranda and poinciana-lined streets, with many former post-war homes now replaced by high-end modern rebuilds. Both eras hide their own risks, ageing cast-iron pipes, root-affected drains and worn roofing on heritage homes, or hasty plumbing in newer builds. On flat, low-lying land averaging just 11 metres elevation near the Schulz Canal and Kedron Brook corridor, drainage matters. We inspect before you buy so costly surprises don't surface after settlement.

Our Hendra Roof & Plumbing Inspections Before Purchase Services Include:

Comprehensive plumbing system checks:
We assess pipes, fittings and fixtures throughout the home, vital in Hendra's older Queenslanders where original galvanised or cast-iron plumbing may be nearing the end of its life.
Roof and gutter inspections:
We check roofing, flashings and gutters for leaks and corrosion, important under Hendra's mature jacaranda and poinciana canopy that drops leaf litter into valleys and downpipes.
CCTV drain camera assessments:
Our cameras reveal blockages, cracks and root intrusion underground, a common issue near Hendra's tree-lined streets and the low-lying Schulz Canal drainage corridor.
Hot water system evaluation:
We inspect the age, condition and performance of the hot water unit so you know whether replacement costs are looming on a Hendra property.
Water pressure testing:
We test water pressure across the home to detect hidden leaks, restricted lines or supply problems before you commit to your Hendra purchase.

We contacted TRG the night prior and received immediate contact. Their team was on-site within 36 hours and completed a very tricky job of installing a new Water heater in a tight loft space to replace one that was leaking and causing damage. They perform their duties with great professionalism and quality work, on time and to the exact quote they stated. I would use them again and encourage anyone else to use them also. Ian

Trustindex verifies that the original source of the review is Google. We had an urgent request from one of our retail clients and needed a plumber onsite as soon as possible. Tom was able to arrange for a team member to attend within the hour, which was fantastic service.

This was our first time using TRG Plumbing, and we were extremely impressed with their prompt response and professionalism. We would highly recommend TRG Plumbing and will definitely be adding them to our subcontractor list for future projects.

Trustindex verifies that the original source of the review is Google. We had no idea how big the problem was with our drainage. TRG Plumbing were amazing - they offered alternate solutions looking for the least invasive and most cost efficient way to fix the issues.
Josh from TRG was amazing. Nothing was too much trouble - he took the time to explain everything and really cared about our job and the outcome.
Tom and his team go over and above.

Trustindex verifies that the original source of the review is Google. We were really impressed with the service and experience we had with TRG. They installed a new hot water heater for us and fixed the drainage of our downpipes to connect to the stormwater at the street. They took care to really understand exactly what we were after with the work and made sure it was as neat and tidy as possible. They worked quickly and efficiently and their price was way more competitive than some of the other quotes we got. Tyrone, who mainly worked on the project, was really easy to deal with and we were very happy with the outcome. Would recommend.

Trustindex verifies that the original source of the review is Google. I can’t rate these guys highly enough. Had a plumbing issue for 3years, had 3 different plumbers come out and given wildly different fixes with a huge variant in cost, ranging from 2k to 10k+ & ripping off walls to saying it can’t be done. Tom was immediately confident they could fix it and the team (shoutout Josh & Anthony!) who thought outside the box, found the water cut off for the unit which the other 3 failed to do & fixed the problem promptly without knocking down any walls while keeping price in a very reasonable range. Also organised a plasterer & tiler to work concurrently with them & get the job done super fast. Brilliant all round, would recommend to anyone getting the run around. Never felt talked down to or patronised in any way & they showed up on time! Great communication and fully informed before any tasks started, with price point of differences given for each step. Just top blokes. I won’t use anyone else now. Huge thank you TRG!!

Buying a heritage Queenslander or modern rebuild in Hendra and worried about hidden roof, pipe or drain problems?

Why Pre-Purchase Inspections Matter for Hendra's Heritage Queenslanders

Hendra's character homes, many descending from the suburb's railway and stable-district past dating back to the 1880s, carry decades of plumbing and roofing history. Original cast-iron drains, lead-soldered joints and aged tin roofing can all fail expensively after settlement. A pre-purchase inspection from TRG Plumbing uncovers these hidden problems early, giving buyers genuine bargaining power and protecting them from unexpected repair bills once they take ownership of an established Hendra property.

Drainage and Flood Considerations Across Low-Lying Hendra

Hendra sits on essentially flat terrain averaging just 11 metres elevation, bounded to the north by the Schulz Canal and the Kedron Brook corridor that featured in Brisbane's 2011 and 2022 floods. Poor drainage, slow-running pipes and undersized stormwater systems can cause major problems here. Our inspections assess how a property handles water, including downpipes, surface drainage and underground lines, so you understand the flood and drainage risks before you sign.

Modern Rebuilds and New Plumbing in Hendra

As Hendra's post-war homes are progressively demolished and replaced by contemporary high-end builds, buyers can wrongly assume new means flawless. Rushed installations, poor fixture choices and incomplete waterproofing do occur. TRG Plumbing inspects newer Hendra properties just as carefully as heritage ones, verifying that the plumbing, hot water system and roofing have been installed correctly and will perform reliably for years to come.

Roof & Plumbing Inspections Before Purchase Hendra FAQ

Buying in Hendra means weighing up everything from heritage Queenslanders to brand-new rebuilds, and hidden roof or plumbing faults can be costly. Here are answers to common questions from Hendra buyers.

Why should I inspect a Hendra property before buying?

Hendra's mix of ageing Queenslanders and modern rebuilds can hide costly roof, pipe and drain issues that aren't visible at an open home. A pre-purchase inspection gives you the facts before you commit and helps you negotiate with confidence.

What does a roof inspection include?

We examine roofing materials, flashings, valleys, gutters and downpipes for leaks, rust and damage. In Hendra this matters because mature jacaranda and poinciana trees drop heavy leaf litter that clogs gutters and accelerates corrosion.

What does a plumbing inspection include?

We check pipes, fixtures, fittings, the hot water system and water pressure throughout the home. For Hendra's older properties we pay close attention to original galvanised or cast-iron plumbing that may be reaching the end of its service life.

Why use CCTV for drain checks in Hendra?

CCTV cameras let us see inside underground drains without digging, revealing cracks, blockages and tree-root intrusion. This is especially useful in Hendra given the tree-lined streets and the low-lying Schulz Canal drainage corridor.

Will I receive a written report?

Yes. After every Hendra inspection we provide a clear written report detailing our findings, supported by photos and any CCTV footage, so you have documented evidence to guide your purchase decision.

Do you provide cost estimates for repairs?

Absolutely. Where we identify problems, we include honest estimates for any recommended repairs so you can budget accurately or negotiate the purchase price of your Hendra home before settlement.
