Pre-Purchase Plumbing Inspections Windsor

Roof & Plumbing Inspections Before Purchase Windsor

TRG Plumbing's licensed and insured plumbers provide detailed pre-purchase roof and plumbing inspections throughout Windsor, an inner-northern Brisbane suburb just 5.5 km from the CBD. Windsor is celebrated for its grand old homes, majestic Queenslanders and renovated workers' cottages built in the late 1800s and early 1900s, where ageing pipes, tired roofing and failing drains often hide behind charming facades. With low-lying areas near Enoggera Creek and a genuine flood history, drainage faults can be costly surprises. Before you commit to a heritage timber home on a typical 600m² block off Lutwyche Road, our team uncovers the issues a quick walkthrough misses, helping you negotiate or plan repairs with confidence rather than inheriting expensive problems after settlement.

Our Windsor Roof & Plumbing Inspections Before Purchase Services Include:

Comprehensive plumbing system checks:
We assess the full plumbing network of Windsor's older Queenslanders, identifying dated, corroded or DIY pipework before you buy.
Roof and gutter inspections:
We inspect the roofs and gutters of heritage homes and renovated cottages for leaks, rust and storm damage common to Windsor's older builds.
CCTV drain camera assessments:
We send cameras through underground drains to detect blockages and root intrusion, vital in low-lying Windsor areas near Enoggera Creek.
Hot water system evaluation:
We check the age, condition and capacity of hot water units so you know whether a Windsor property's system needs replacing soon.
Water pressure testing:
We test water pressure across the home to reveal hidden leaks or supply faults that affect comfort in established Windsor residences.

We contacted TRG the night prior and received immediate contact. Their team was on-site within 36 hours and completed a very tricky job of installing a new Water heater in a tight loft space to replace one that was leaking and causing damage. They perform their duties with great professionalism and quality work, on time and to the exact quote they stated. I would use them again and encourage anyone else to use them also. Ian

Buying a Queenslander or character home in Windsor and worried about hidden roof, pipe or drainage problems before you sign?

Inspecting Heritage Queenslanders in Windsor

Windsor's streets are sprinkled with timber character homes and heritage-listed buildings from the late 1800s and early 1900s. These properties often retain original or patchily upgraded plumbing, with galvanised pipes, old fittings and undocumented renovations. Our inspections focus on what matters in these older homes, checking under floors, in roof cavities and around wet areas so you understand the true condition of the plumbing before committing to a beautiful but ageing Windsor property.

Drainage and Flood Risk Checks in Windsor

Drainage is a genuine concern in Windsor, where low-lying areas sit near Enoggera Creek and Kedron Brook flooded parts of the suburb in 2022. Properties in these zones can suffer from stormwater issues, slow drains and ground movement affecting pipes. Our CCTV drain assessments and stormwater checks reveal whether a home's drainage can cope, so you can buy with a clear picture of flood-related plumbing risks rather than discovering them after the next heavy rain.

Protecting Your Windsor Investment Before Settlement

Windsor is an affluent, established area where property prices reflect its proximity to the CBD, a 10-minute train ride away. A roof or plumbing fault uncovered before settlement gives you leverage to negotiate or walk away. We provide a clear written report covering everything from roofing and gutters to hot water and pressure, helping you make a confident, informed decision on your Windsor purchase.

Roof & Plumbing Inspections Before Purchase Windsor FAQ

Buying an older home in Windsor means knowing what lies beneath the charm. Here are common questions we answer for buyers across this inner-northern Brisbane suburb.

Why should I get a plumbing inspection before buying in Windsor?

Windsor is full of grand Queenslanders and workers' cottages from the late 1800s and early 1900s, where ageing pipes and hidden drainage faults are common. A pre-purchase inspection reveals costly issues before you commit, especially in low-lying areas near Enoggera Creek.

What does a roof inspection include?

We examine roofing materials, flashings, valleys and gutters for rust, leaks, cracked tiles and storm damage. Windsor's older homes often have aged or patched roofs, so we check whether they can withstand Brisbane's heavy subtropical rain.

What does a plumbing inspection cover?

We assess the full plumbing system, including supply pipes, drains, hot water units, taps, toilets and wet areas. In older Windsor homes we look closely for corroded galvanised pipes and undocumented renovations that may need urgent attention.

How do you use CCTV to check drains?

We insert a specialised camera into underground drains to inspect their condition in real time. This is especially valuable in low-lying parts of Windsor near Enoggera Creek, where blockages, root intrusion and pipe damage can lead to flooding and backups.

Will I receive a written report?

Yes. After inspecting your prospective Windsor property, we provide a clear written report detailing our findings on the roof, gutters, plumbing and drains, so you have documented evidence to guide your purchase decision or negotiations.

Can you provide cost estimates for any repairs?

Absolutely. Where we identify faults in a Windsor home, we outline the likely repairs and provide indicative cost estimates. This helps you budget accurately and negotiate the purchase price before settlement on an established property.
