Pre-Purchase Plumbing Inspections Kedron

Roof & Plumbing Inspections Before Purchase Kedron

TRG Plumbing's licensed and insured plumbers help Kedron buyers uncover costly roof, pipe and drainage faults before they commit. In a leafy inner-northern suburb (postcode 4031) about 11 km from the CBD, much of Kedron's housing is interwar and early post-war stock, with around 59% free-standing homes and a famous run of character Queenslanders through "the Avenues" east of Leckie Road. These timber-and-tin homes often hide weathered guttering, lead-headed nails and original plumbing. With low-lying streets near Kedron Brook mapped as flood-prone, a pre-purchase inspection gives you the facts before you sign.

Our Kedron Roof & Plumbing Inspections Before Purchase Services Include:

Comprehensive plumbing system checks:
We assess original and updated pipework common in Kedron's older Queenslanders for leaks, corrosion and ageing fittings.
Roof and gutter inspections:
We examine ageing tin roofs, lead-headed nails and weathered guttering that struggle with Brisbane's intense summer storms.
CCTV drain camera assessments:
We send a camera through underground drains to find blockages and root intrusion before you buy near Kedron Brook.
Hot water system evaluation:
We check the age, condition and capacity of the hot water unit so there are no surprises after settlement.
Water pressure testing:
We test water pressure across the home to flag undersized or failing pipes in Kedron's interwar properties.

We contacted TRG the night prior and received immediate contact. Their team was on-site within 36 hours and completed a very tricky job of installing a new Water heater in a tight loft space to replace one that was leaking and causing damage. They perform their duties with great professionalism and quality work, on time and to the exact quote they stated. I would use them again and encourage anyone else to use them also. Ian

NO MORE PROBLEMS

CALL US ANYTIME, DAY OR NIGHT

Thinking of buying a character Queenslander in Kedron and worried about hidden roof, pipe or drain problems before you sign?

Why Pre-Purchase Inspections Matter for Kedron's Character Homes

Kedron is celebrated for its interwar Queenslanders, especially through "the Avenues" east of Leckie Road on typical 500–600 m² blocks. These timber-and-tin homes are beautiful but can conceal original plumbing, perished seals and lead-headed nails working loose on ageing roofs. A pre-purchase inspection reveals what a quick open-home walkthrough cannot, giving you genuine bargaining power and the confidence to budget accurately before committing to one of Kedron's much-loved older properties.

Flood-Prone Drainage Near Kedron Brook

Kedron sits on the Kedron Brook floodplain, and Brisbane City Council maps mark low-lying streets near the creek as flood-prone — dramatically demonstrated by the record 2022 event when the brook reached 893 mm. Properties in these pockets need sound stormwater drainage and clear underground pipes. Our CCTV drain assessments check for blockages, cracks and root intrusion so you understand how a home copes with heavy rain before you buy.

Roofs Built for Kedron's Subtropical Storms

Brisbane's subtropical summers bring intense downpours, hail and wind that punish roofs, downpipes and stormwater systems. On Kedron's older homes, weathered guttering and corroded roof sheeting can let water in long before it shows on the ceiling. We inspect roof condition, flashings, valleys and gutter fall, then explain what needs attention now and what can wait — so you negotiate or plan repairs from an informed position.

Roof & Plumbing Inspections Before Purchase Kedron FAQ

Buying an older home in Kedron's leafy streets is a big commitment. These answers explain how our pre-purchase roof and plumbing inspections protect you from hidden, costly faults.

Why should I get a roof and plumbing inspection before buying in Kedron?

Much of Kedron's housing is interwar and early post-war, with character Queenslanders often hiding original plumbing, weathered guttering and loose lead-headed nails. With streets near Kedron Brook mapped as flood-prone, an inspection reveals issues before you sign and commit your money.

What does a roof inspection include?

We examine roof sheeting or tiles, flashings, valleys, ridge capping and gutter condition and fall. On Kedron's ageing tin roofs we look closely at lead-headed nails and corrosion that let in water during Brisbane's heavy summer storms.

What does a plumbing inspection cover?

We check visible pipework, fittings, taps, the hot water system and water pressure throughout the home. In Kedron's older Queenslanders we pay particular attention to original or mixed pipework that may be corroded, leaking or nearing the end of its life.

How do you use CCTV to check drains?

We feed a waterproof camera through underground drains to inspect their condition from the inside. This reveals blockages, cracks and tree-root intrusion — common near Kedron Brook's green corridors — that you would never see from above ground.

Do I receive a written report?

Yes. After inspecting the Kedron property we provide a clear written report detailing what we found, supported by photos and CCTV footage where relevant, so you and your conveyancer can act on the findings with confidence.

Can you estimate the cost of any repairs?

Absolutely. Where we identify roof, plumbing or drainage faults, we provide indicative repair cost estimates so you can budget accurately or negotiate the purchase price on your Kedron home before settlement.
